Use the same account relationship for everyday requests and urgent building-system issues. JMO coordinates the relevant trades, required approvals, and property access, with updates as work progresses.

Build a service plan around your buildings, equipment, and operating priorities. JMO combines scheduled maintenance with repair support and documented findings, giving your property team a consistent way to manage work throughout the year.
Buildings and systems
We identify the properties, equipment, and maintenance tasks included in your program. The agreement sets out included work, exclusions, and how additional repairs will be priced and authorized.
Maintenance calendar
We agree on visit frequency and seasonal priorities, then coordinate scheduling and access with your team. The calendar organizes planned work across the covered buildings and systems.
Findings and follow-up
Service notes and photos document completed work and issues needing attention. Your account contact coordinates approved repairs and keeps open items visible to your team.
Account reviews and replacement planning
At an agreed review frequency, we discuss recurring issues, outstanding work, and upcoming maintenance. Documented equipment condition helps your team distinguish immediate repairs from replacements to consider in future budgets.
Programs tailored to the property
Programs can include scheduled HVAC and plumbing inspections, equipment care, seasonal preparation, and agreed electrical maintenance. Roof inspections and other property services can be added to the scope as needed.
JMO can support one building, a group of properties, or selected systems alongside your existing maintenance team. Visit schedules, reporting requirements, response commitments, and commercial terms are defined for the account.
Continuity after an upgrade
After an equipment replacement or property improvement, we can agree on ongoing maintenance for the completed scope. Your team keeps a clear contact as the property moves from project work into regular service.
